Thanks for advice and will look into the TT 120. Never seen it in real life.

So I viewed the photos of the new Sandy Hills, and this is in 3'x8'? That is an extraordinary use of the space, and the underground region to the right end makes it look expansive and rural. Simply brilliant, if I may say. We in the USA struggle badly with that sort of space and you have championed it.
